31% YIELD, ZERO RISK -- CAN THIS BE FOR REAL?

December and January are the best times of the year to approach
people to whom you owe money and offer to make advance payments in
return for a discount.
December is when people, including your creditors, spend more money
than at any other time, and January brings the credit card bills.
Why would you want to make prepayments on a loan? Suppose you owe
$1,000 a month and you can get a 15% discount for making a year's
worth of payments in advance. That's $1,000 x 12 = $12,000 - 15% =
$10,200. You'll be out $10,200 now,but you won't have to write a
check every month for $1,000.
You'll have an extra $1,000 in your pocket each month. That's like
buying a 1 year note with monthly payments of $1,000. What's
your yield?
In the financial calculator it looks like this:
N (number of payments) = 12
I = (this is what we will solve for)
PMT (the amount of each payment) = 1000
PV (present value -- the amount we are paying now for this
income stream) = 10200
Solve for I. The answer is that you are making 31.12% on your
money.
But that's not all. Will you have to do due diligence (appraisal,
title search, credit check, etc.) on yourself? How likely is it
that you'll lose your investment? Is the "payor" a good risk?
Isn't this the safest investment you could make?
