Cell Tower Leases: Here is another ground lease that for the
most part has a triple A tenant.

Just like billboard leases we discussed a few days
ago, you have a tenant that pays you on or before the due
date, who is never around, and probably never complains.

And just like the billboard companies, the wireless companies
could not possibly own all the real estate where these towers are
placed.

They usually approach a municipality, small commercial
property owner, railroad, etc. and offer them a financial
inducement to place a tower on their property or on their roof.

They enter into a long-term lease, and the property owner
provides an easement for the wireless company to enter and exit
that property.

The tenant in this case is typically Verizon, AT&T, T-mobile
and Sprint. These leases generally run for 25 years with 5 year
renewable options.

These leases are also cancelable. However, the wireless
companies have incurred considerable expense putting up the
cell towers, so they are not very likely going to cancel the lease
and remove their equipment.

The average cell tower lease in the US pays approximately
$1,500 per month. The range typically goes from $500 per month to
$2,000 per month. Leases normally have escalation clauses. Some
have annual increases of 3 to 4% and some have increases every
5 years, say 10 to 15 percent.

Verizon and AT&T are known as Tier 1 tenants and demand
premium pricing in the market place. Sprint and T-mobile are known
as Tier 2 tenants and the leases are purchased at slightly higher
yields.

There are approximately 350,000 available cell tower leases in
the US. This business is also beginning in Canada. The three major
wireless companies in Canada are Telus Mobility, Rogers Wireless
and Bell Wireless affiliates. Here again this cell tower asset can
be monetized for a lump sum payment.

The reasons a call tower lease owner would sell a lease with
the best tenant the owner ever had are the same reasons why a
mortgage holder sells a good paying well-secured mortgage. They
simply want or need a lump sum of cash.
