Why Would You Buy A Delinquent Note?

When you purchase a delinquent mortgage note, you are buying it at a discount of the unpaid principal balance (UPB). In essence, you become the bank and can offer the borrower customized options that benefit both you (ROI) and the Borrower (potential to stay in the home and/or improve credit rating). Such options include: loan modifications; short sales/short payoffs; and cash for keys/deed in lieu of foreclosure. Worst case scenario, is you have to foreclose on the house and take it back.
There are one of two ways to look at your ROI on this deal:
1) the house ends up being sold and you gross $50,000 off of a $25,000 investment, or
2) you enter into loan modification with the borrower (assuming the borrower wants to stay in the house and has the ability to pay) and you collect a monthly payment from the borrower and potentially collect at an interest rate of 10%.
This is just one example of the many ways that investors profit off of note investing.
There are many variables that are at play when a bank sells a note and what determines pricing. For instance, large institutions need to get assets off their balance sheets and as a result sell notes. Often times, smaller investors will purchase from hedge funds that are either closing out a fund and need to liquidate their assets to get money back to investors (these can be the best deals!) or might have a business strategy where they only resell notes purchased from large institutions.
